ISS launches Capital Projects services to assist corporates in re-imagining workspaces

ISS China will provide the whole spectrum of Capital Projects services, from the conceptual design to the project delivery to assist customers in creating workplaces that work, think and give.

By focusing on the service contents of engineering and energy, fit-out and refurbishment, and project management consultancy, ISS China aims to assist clients in establishing differentiated competitiveness in an increasingly changing environment while creating a people-oriented and innovative workplace.

The following areas are included in China’s Capital Projects service scope:

 

  • Engineering and Energy, including HVAC and mechanical systems, electrical and lighting systems, building and environmental intelligent control, energy management and consultancy services. Following asset lifecycle management methodologies with a focus on reliability, ISS not only provides daily facility operation maintenance and repair services, but also offers customers the full life cycle services, such as consultancy, management, renovation and optimization in terms of Engineering and Energy during the construction and improvement period of the asset, to ensure the optimal cost efficiency.

     

  • Fit-out and refurbishment, including office decoration and renovation, restaurant decoration and renovation, pure space, waterproofing and roofing projects, lighting renovation, carpet renovation, exhibition hall and other capital projects. Equipped with the necessary qualifications, such as the General Contracting of Building Construction Engineering, Professional Contracting of Building Decoration, Professional Contracting of Building Electrical & Mechanical Installation, and Safety Production License, ISS is able to practice self-delivery to the fullest extent possible in order to meet the needs of various capital projects while reducing the subcontracting costs for customers. Based on its facility management services, the ISS team’s familiarity with the customer workplace allows it to connect daily operational practice with insights and data, to provide the customer with the best fit-out and refurbishment solutions for their strategic needs.

     

  • Project management consultancy for the client's office buildings, manufacturing sites, school campuses and catering places. ISS can provide project management throughout the process to improve the construction quality and safety level to secure a successful delivery. With an emphasis on strategic planning and efficiency, ISS can reduce defect changes to shorten the project duration, while boost productivity.

 

Liu Houyou, Head of Technical Services at ISS China, talks about benchmarking service cases: "For a global technology company client, we successfully reduced the energy consumption of its laboratories by about one third. We found that replacing the old water-cooled air conditioning chillers with more efficient air-cooled units would make a huge difference and reduce the noise by more than 10%. In another case, we conducted an energy audit for a large FMCG company’s R&D center to explore the optimal implementation strategy for energy conservation and emission reduction. Our technical team mastered and evaluated the status of energy consumption and analyzed the causes of energy waste and low efficiency use. Finally, we provided six no-cost/low-cost energy saving suggestions and five system optimization options which would lead to an energy saving of 904,668 kWh annually, equivalent to reducing 356 metric tons of CO2 emissions per year. "
