ISS Helps Top Global Manufacturing Strategic Partner Advance at Full Speed

ISS has been ABB's inaugural integrated facility management (IFM) service provider across the Asia, Middle East and Africa (AMEA) region since 2017.

ABB is a global technology leader dedicated to driving the transformation of society and industry to achieve a more efficient, sustainable future. ISS's integrated facility management solutions allow ABB to focus on its core business, while ISS, through integrated facility management, concentrates on the optimization and standardization of non-core processes. The shared goal of both parties is to drive consistency, deliver enhanced performance, improve service levels and strengthen cost management.

The scope and geographic footprint of this contract cover over 1.5 million square meters across more than 120 locations in the AMEA region, including 76 project sites in China (such as factories, R&D centers, office buildings and warehouses) totaling 1.24 million square meters. The specific services include: security services, cleaning services, shuttle services, engineering services, project management, energy efficiency management, supplier management, pest control, greenery maintenance, reception services, mail services and central helpdesk services.

Centralized Procurement to Accelerate the Establishment of a Unified Decision-making Process

Since 2011, global indirect procurement spending has grown at an annual rate of approximately 7%. However, in traditional cost optimization, enterprises often prioritize direct materials related to production and pay insufficient attention to indirect procurement. Yet for advanced manufacturing industries, indirect procurement spending can account for up to 23% of total expenditure.

For large multinational manufacturing enterprises with extensive geographic distribution and significant operational variances across project sites, procurement related to facility operation and management is often fragmented, accompanied by issues such as inconsistent demand decision-making and unaccountable financial benefits. By appointing ISS as the sole integrated facility management service provider for the AMEA region (including China), ABB reduced the number of its third-party service vendors by as much as 42%.

With a unified service system and efficient centralized management, ISS has significantly reduced ABB's administrative workload, while providing clear financial benefit tracking, enabling ABB to expand its technological boundaries in its core business areas and elevate performance to new heights. 

Digital Tracking for Rapid Response

Leveraging the FMS@ISS Facility Management System, integrated with the IBM TRIRIGA Integrated Workplace Management System (IWMS), ISS has forged a closer digital connection between people and premises, enabling our operational team to respond proactively and deliver support, while building a robust data platform for the client.

IBM TRIRIGA is a market-leading intelligent building management solution. Through real estate and facility management, capital project management, space management, facility maintenance, and environmental and energy management, it enables smart buildings to operate more intelligently, reduces energy costs for energy-efficient buildings, cuts maintenance and operational costs while improving building comfort and employee productivity, and leverages artificial intelligence and near-real-time insights to help organizations create safe, efficient workplaces.

To meet the diverse service needs of ABB's over 70 project sites across China, ISS has established a dedicated Helpdesk at its Shanghai headquarters, where multiple customer service representatives provide timely email replies and hotline response services exclusively for all ABB employees, delivering a more efficient and flexible workplace experience.

Energy Conservation and Emission Reduction: Best Practices

At ABB's Xiamen HUB Campus, the lighting in administrative stairwells and carports was manually controlled, leading to issues such as power waste from failure to turn off lights in a timely manner and safety hazards from failure to turn on lights promptly. Electrical Engineer Che Qihui from ISS's Engineering Department led the implementation of this lighting energy efficiency retrofit.

After nearly 2 months of continuous testing and optimization, tailored to the layout characteristics of each area, radar motion-sensor lights and infrared motion-sensor switches with sound-light control were ultimately adopted to achieve automatic lighting control.

A total of 12 administrative stairwells, 11 carports and 246 lighting fixtures were retrofitted, saving the client approximately RMB 26,000 in annual electricity costs, which has earned recognition and praise from the client.

Joint Training to Achieve Mutual Benefit and Win-win Results

To enhance on-site operational capabilities and deliver higher-quality services to the client, ISS invited leaders from ABB TFM (Total Facility Management) AMEA to hold joint training at its headquarters in April this year. A 2-day hybrid (online and offline) training was conducted for all ABB project managers, covering courses such as basic financial knowledge, contract management, HSE (Health, Safety and Environment) on-site management, compliance/risk management, standard cleaning procedures, hard services management and people management training for non-HR managers.

This training not only helps project managers better demonstrate ISS's core competitiveness when delivering services to the client but also equips our employees with cutting-edge management skills. The two-day training session has received excellent feedback from participants and high praise from the client.
