In the current digital wave, FM is accelerating its shift from experience-driven to data- and algorithm-driven. The introduction of AI aims not just for automation, but to become a credible, auditable core force supporting operational decisions.

What are the most essential changes AI is bringing to facility management?

"AI changes not previous physical capabilities, but infinitely extends and amplifies human thinking."

Short-term - Efficiency Replication: AI will quickly replace repetitive tasks like inspection reports and energy analysis, providing quick empowerment for all employees, especially the frontline.

Mid-term - Organizational Change: Traditional "tracking processes" management will shift to AI-unified scheduling, with project managers focusing on collaborating with and reviewing AI decisions.

Long-term - Business Model Disruption: The traditional headcount-based (Input base) model will break. The industry will move towards paying for service results and controllable risks (Output base).

What are the most promising new service models in facility management for the next 3-5 years?

"From 'selling work hours' to 'selling results' to 'professional hosting'."

Performance Contracts: Charging based on quantifiable operational results like building availability, energy metrics, and spatial satisfaction.

Professional Hosting: Professional capabilities like carbon compliance and energy hosting will gain more market demand as AI technology develops.

Data Value-Add: Deep analysis derived from integrating massive, multi-dimensional facility data will become a core value in FM contracts.

Under the AI wave, what should enterprises prioritize to avoid "heavy investment, light implementation"?

"Reject one-step solutions; start from the frontline, return to the frontline."

Talent First: Prioritize building hybrid teams that understand both FM frontline operations and AI logic.

Single-Scenario Pilots: Test point-by-point with business at the core, embedding AI risk control rules in frontline operations.

Closed-Loop Governance: Introduce third-party validation early to build a sound data and model governance loop before scaling.

What will be the most significant change AI brings to facility management in the next three years?

"Credibility is the baseline, auditability is the safeguard, operability is the key to success."

The ultimate test for an AI facility management system will be highly pragmatic: whether it can stably operate within every daily action of frontline employees, becoming the invisible cornerstone driving efficient operations.

Recently, the "Facility Management in the AI Era" Innovation Forum, hosted by Alibaba and co-organized by TÜV Rheinland, concluded in Hangzhou. ISS China was invited to a roundtable discussion to explore industry transformation under digital standard integration.

Facing the core challenges of AI reshaping facility management, Markus Dong, Director of Operational Performance Management and BU Director at ISS China, shared the multidimensional practical insights detailed above.
